We have compiled a list of the most frequently asked questions regarding Terra Nostra. Please take a moment to review them, you are likely to find all the information you are looking for.

1. What are the eligibility criteria for the housing units? How will tenants be selected?

The Groupe Angus will adhere to the criteria outlined in its agreement with the Société d’habitation du Québec (SHQ), which specifies distinct income thresholds by region.

For the year 2024, the maximum income limits were as follows:

To keep you informed, we invite you to register on our interest list, using the form available on this site. We will contact the people on this list when the time comes to rent the units, to provide them with the necessary information. They will be the first to be contacted.

2. How much will an apartment cost? 

In line with our agreement with the SHQ, rental prices will be fixed for the first 5 years. After that, they will be adjusted according to the rates established by the Tribunal administratif du logement (TAL).

If the units had been rented out in 2024, the following rental prices would have applied:

Type and monthly rent:

  • 1 room (3½): 1 123 $
  • 2 rooms (4½): 1 262 $
  • 3 rooms (5½): 1 487 $
  • 4 rooms (6½): 1 925 $ 

Please note that these rental prices are indexed to inflation. Rentals in 2027 will include an additional charge of approximately $40 on the prices listed above.

3. Can I reserve a unit now?

We are not currently taking reservations. We invite you to subscribe to our interest list to be the first to know when we start renting. You can do this by leaving your contact details on the form available on this site.

4. When will the first tenants be able to move in?

The first tenants will be able to move in late autumn 2027/​winter 2028. The Groupe Angus has all the necessary expertise and the right partners to deliver projects on time. There may always be elements beyond our control, but we are determined to deliver as quickly as possible.

5. How will the housing units be allocated?

Details regarding the allocation of housing units have not yet been made public. When the time comes to allocate units, we will begin by contacting those on our interest list with all the relevant information. You can register now using the form available on our website. 

6. How many units are there by type?

Number of units :

  • 1 bedroom: 118
  • 2 bedrooms: 108
  • 3 bedrooms: 68 (10 townhouses on 2 levels + 58 traditional homes)
  • 4 bedrooms: 29
  • Total: 323 

7. What unit sizes will be available?

Average surface area by housing type

  • 1 bedroom: ± 50 m²
  • 2 bedrooms: ± 75 m²
  • 3 bedrooms — Traditional dwelling: ± 88 m²
  • 3 bedrooms — Town house : ± 100 m²
  • 4 bedrooms: ± 104 m²

8. What is included in the cost of rent?

Rent does not include other costs: parking, electricity, internet, furniture, appliances, etc.

9. Will parking spaces be available?

Yes, 216 car parking spaces and 650 bicycle spaces will be available in the building’s basement.

10. Is smoking cigarettes or cannabis allowed inside the units?

No. Smoking cigarettes or cannabis is prohibited inside the units, on the balconies and in communal areas. Outdoor smoking will be permitted at least 9 metres from the building’s entrances.

11. Will tenants be allowed to have pets inside the units?

We have not yet reached a decision on this matter. For updates, please subscribe to our interest list. When the units are ready to be rented out, those on our interest list will be the first to be informed. Please fill out the form on this website.

12. Where is the Terra Nostra project located?

The project will occupy one lot in the Louvain eco-district. The buildings will be erected north of the intersection of Louvain Street and Christophe-Colomb Street.

13. Are there washer/​dryer entries in the units?

The 118 1‑bedroom units are not equipped with washer/​dryer entries. All other units do. We have provided a laundry room on the first floor, exclusive to residents.

14. Are there any services included in the Terra Nostra project?

Terra Nostra is an affordable housing project. In order to maintain rents at the level prescribed in our agreement with the Société d’habitation du Québec, there are no services included in this project other than maintenance services for common areas.
